After
purchasing a larger block in the magnificent leaf lined street
of Langmore Lane Berwick,
the owners had an Architect design a modern contemporary home
to suit the steep sloping site.
One of Fiona’s request was to have the house one
level. This request resulted in the design of a 32 Sq. home
with a massive concrete retaining wall to the perimeter
of the boundary to utilize the space of the block.
The plan involved the living
area at the back of the home and the main master bedroom
overlooking the pool.
The kitchen area is in the middle section of the home with
the garage and study at the front of the house.
Building Organisation -
As the Builder, it was imperative
that I coordinated the other trades around the construct
of the property
due to the need to install the pool prior to the slab being
poured.
This organisation made the build far more efficient.
Energy Efficiency -
The use of rendered Hebel panels on the external wall’s
and a fin of precast concrete panels down the centre
of the house make the home thermally efficient.
This along with hydronic floor
heating makes the home extremely comfortable and energy
efficient.
An internal courtyard was also incorporated to give light
and aid in the cross-flow ventilation of the middle
of the house. Matrix panels were used on the façade
to give a contemporary modern look.
Large commercial double glazed tinted windows were used
to capture the northerly sun.
Fixtures and Fittings -
Surface polish of the concrete was
the finish applied on the flooring to the wet areas, and
the 4m high ceiling
of the living / kitchen add to the overall effect. Quality
sheet porcelain tiles were used throughout the bathrooms.
The kitchen is finished in custom Caesar stone and Two-Pac
painted doors and panels along with feature joinery items
such as media unit, study nook and vanities.
The client supplied quality fixtures
and products, this along with her excellent styling and
interior designing
skill have produced a magnificently well-presented home
and no attention to detail has been spared.
Excellent cooperation from the client, issues were discussed
and solutions rectified within a timely manner.
Communication was priority for both parties.
Utilizing maximum site coverage, industrial look using concrete
pre cast panels internally for a modern minimalistic contemporary
look. This met the client's requests.
Clean minimal lines with an industrial look.
The use of concrete internal feature walls, the hidden cooktop,
oversize doors and with the main feature
of the house being the Front door, 3m high by 1.8m wide
recycled messmate pivot door will always a talking point!
